Financial Fitness Class

Financial Fitness is a free class offered in person. This class can help you take a proactive approach to managing your money and planning for the future. This personal finance course is available to all, whether you are interested in home purchase or not.

Homebuyer Education Class

Buy your home with confidence! Homebuyer Education is a free class that will help you understand the home buying process and prepare you to make informed decisions. Homebuyer Education is available to all and is often a requirement of formal downpayment assistance or affordable housing projects. We encourage you to take the class as early as possible.

Home purchase advisory services provide expert,  neutral, guidance to help buyers navigate the real estate market, from determining affordability and securing financing to negotiating contracts. These services offer education, credit evaluation, and guidance on down payment assistance. Advisors can assist with evaluating your financial situation, creating a budget and outline steps to help improve credit scores to prepare for mortgage qualification.

What to Expect in a Workshop

  • A home buyer education course teaches you how to manage your finances, navigate the

    mortgage process, and successfully purchase and maintain a home. You will learn about

    budgeting, improving credit scores, finding a real estate agent, understanding mortgage

    products, the closing process, and home maintenance, often earning a certificate required for

    down payment assistance programs.

  • You are likely financially ready to buy a house if you have a steady income, a credit score of at least 620-700+, and enough savings for a down payment (3% minimum) plus closing costs (2-5% of the purchase price).  A key indicator is a debt-to-income (DTI) ratio (between 33-45%), ensuring you can manage mortgage payments, taxes, insurance and maintenance.

  • Yes. Taos Housing Partnership will explore all available options you may be eligible for.

  • The timeline is different for everyone. Some households may already be close to ready and could begin the homebuying process within a few months. Others may need additional time to improve credit, reduce debt, or save for a down payment. Many people spend 6–12 months preparing financially, and a Home Purchase Advisor can help you create a step-by-step plan based on your specific situation.

  • Yes. Taos Housing Partnership is able to schedule 1:1 meetings with a Home Purchase Advisor.  Please call (505) 123-4567 to schedule this free introductory meeting.

  • After attending the workshop, you can schedule a one-on-one meeting with a Home Purchase Advisor to discuss your financial situation and goals. During that meeting, you may review your credit, income, and savings and receive guidance on next steps such as improving credit, preparing for a mortgage application, or exploring available homeownership programs.

  • Organizing documents (pay stubs, tax returns, bank statements) in advance accelerates the process as you prepare for a meeting with a Home Purchase Advisor.

  • Taos Housing Partnership can provide information about local lenders, real estate professionals, and housing resources that work with first-time homebuyers and affordable housing programs. We do not recommend or endorse any specific lender, and participants are free to work with any lender or professional they choose. Our goal is to help you understand your options and connect you with resources that can support your homebuying journey
