What to Expect in a Workshop

A home buyer education course teaches you how to manage your finances, navigate the
mortgage process, and successfully purchase and maintain a home. You will learn about
budgeting, improving credit scores, finding a real estate agent, understanding mortgage
products, the closing process, and home maintenance, often earning a certificate required for
down payment assistance programs.

You are likely financially ready to buy a house if you have a steady income, a credit score of at least 620-700+, and enough savings for a down payment (3% minimum) plus closing costs (2-5% of the purchase price). A key indicator is a debt-to-income (DTI) ratio (between 33-45%), ensuring you can manage mortgage payments, taxes, insurance and maintenance.

After attending the workshop, you can schedule a one-on-one meeting with a Home Purchase Advisor to discuss your financial situation and goals. During that meeting, you may review your credit, income, and savings and receive guidance on next steps such as improving credit, preparing for a mortgage application, or exploring available homeownership programs.
